I would recommend reviewing the most recently completed report (Fairfax County 2012) and make some comparisons to the 1999-2009 report. What you will find is a rather interesting trend we have seen in the past. Sellers should take note of the inventory signals as positive. Sales actually exceeded new inventory a couple of times and inventory has dropped to the lowest since 2000. Sales, closings, and under contract numbers have collided. The last time I have seen these numbers collide was 2003 through 2004. (see 1999-2009 report)

This report covers all of 2010 and 2012. Its an example of the market trends year over year. It shows the cyclical nature of Real Estate Sales. This is good information for Buyers and Sellers. The trend lines start to rise in January and peak in April or May then flat line til September then start to decline til the December bottom.
